I believe it is all about exposure – reaching as many qualified buyers as possible via my marketing campaign. My goal is to market your property continually until it sells, negotiate the best price possible and take care of the sale, so you can worry about something else.

MARKETING PLAN

1. Establish a realistic asking price—using a comparative market analysis, we will establish listing price and strategy

2. Make suggestions on preparing property for the market and how to achieve the maximum sale price (repairs, storing articles, touch ups, cleaning, curb appeal, etc).

3. For Sale sign where possible (24 hour marketing)

4. Professional photographer hired at my expense

5. Full colour picture sheet with extensive list of features

6. Purchase designated website for property (www.123MainSt.com) with professional pictures, description and full property information

7. For condo listing—I will order, pay for and pick up status certificate and drop off at the co-operating broker’s office

8. Property listed, and open houses marketed extensively online:
- MLS.ca
- www.LoriAnnToplak.com
- www.WhatsHappeningToronto.ca
- youtube, facebook, linkedin, twitter, craigslist, kijiji, QR codes

9. Continual marketing of property until SOLD

10. Open Houses for Agents, Neighbours and Public

11. ‘Just Listed’ information emailed to my past clients, colleagues and database

12. ‘Just Listed’ cards sent out to neighbours

13. Actively market property: calling agents and database as well as door knocking with information

14. Immediate feedback on showings—I will call/email you within 24 hours of the showing, unless the agents do not return my phone calls, to give you feedback

15. Weekly updates—I will contact you each week to update you and discuss upcoming marketing plans.

16. Negotiate offers on property—if there is a willing buyer and seller, all offers should result in a sale. Some agents take offers lightly and sales are lost. I will negotiate all offers that you have, enthusiastically, and if there is a sale to be had, I will get the sale together.

17. Follow up after the sale—after we have an accepted offer on your property, all paperwork will be sent to your lawyer, mortgage specialist, etc., by myself or my company, to ensure there are no holdups that occur from our end

18. Place ‘SOLD’ sign on your lawn
